Affordable Restoration and Replacement Options for Commercial Roofs

Retrofit Metal Roofing on a Budget

A metal roof retrofit may be an alternative to removing an existing low-slope metal roof. FixRoof evaluates the roof and building before recommending an overlay. Wet materials, structural issues, drainage problems, and other defects must be addressed; a retrofit is not suitable for every roof.

For a suitable commercial or industrial metal roof, flute-fill insulation fits between the metal ribs to support the specified overlay assembly. A membrane, such as GenFlex EPDM, is installed over the prepared assembly according to the project design and manufacturer requirements. Your proposal identifies the materials, insulation, attachment, and warranty options.

We are expert Michigan roofing contractors with more than 30 years of experience, and we can help you find the best roofing option for your needs.

What is Flute Fill Roofing?

Flute-fill insulation fills the channels between metal roof ribs; it is one component of a retrofit assembly, not a repair for structural damage. Additional insulation or cover board and the membrane are specified for the project. Thermal performance depends on the complete insulation design. We explain the proposed R-value and system details in your estimate.

Why Flute Fill Roofing?

Retaining an existing roof that is suitable for an overlay can reduce tear-off and disposal work. Whether a retrofit costs less than replacement depends on the roof condition, required repairs, insulation, membrane, and attachment design. We compare practical options for your building.

A retrofit can add insulation and may reduce disruption compared with a full tear-off. Energy performance and installation time depend on the building and assembly. We assess the existing conditions and explain those tradeoffs before recommending a system.

Commercial warranty options depend on the approved assembly, installation, inspections, and manufacturer issuance. A qualifying GenFlex roofing system may carry a specified 20-year no-dollar-limit warranty for covered leak repairs. NDL does not mean every cause of damage or every expense is covered. GenFlex system and residential material warranties have different coverage and transfer rules; identify the exact warranty in the proposal. Your issued certificate establishes the start date, term, covered area, limitations, and service responsibilities. Do not assume that manufacturer coverage starts only after two years.

Testimonials

What our customers are saying

Stephanie C.

Customer
I am so pleased with the beautiful roof. Not only are the colors perfect, but the roof gives the house a great overall appearance. The way that Vern presented the complete information about the job was professional and impressive. Everything was completed in a timely and proper manner, from the presentation to the application of the shingles, to the clean up. I would highly recommend CS Roofing to everyone!

Customer
Crew was not only hard working and efficient, but cheerful and responsive to questions and comments. Materials and workmanship were excellent; clean up was amazingly thorough. All items and conditions of the agreement were met, down to the last detail and final inspection. Overall, we are more than satisfied with a great “new look” and excellent value.

Why Haven’t I Heard of Flute Fill?

Flute fill roofing is not offered by every roofing contractor, and you may not have heard of it before. Some contractors require a complete tear-away and others will offer a new coating to stop leaks or weak points. Flute fill is faster and more affordable than a full replacement, and offers much better protection than a new coating. Our decades of experience working with flat and low-slope standing seam roofs gives our team the knowledge and skills needed to install this unique type of retrofit roofing.

If you own a flat or low-slope commercial, industrial, or agricultural building, flute fill systems are an important roofing option to know about. This can spare you time, money, and frustration, and restore your building with minimal disruptions to your business.
